Ask Seller's Advantage:
 What Will It Cost To Stage A Vacant Home?

Options

Furnishing the key rooms in an empty home is usually the best solution. However, we realize that if there is a limited budget, this may not be possible. That's why, after years of vacancy staging, we have come up with a number of solutions to increase an empty home's marketability, both in person and on the internet so that it doesn't look like every other vacant home. A site visit will determine the best solutions!

Rental of large furniture items

Large furniture pieces can be rented from CORT Furniture Rental, AFR, or Rent A Center. Pricing varies depending on the length of the lease and the type of furniture selected. Options are discussed in more detail during the initial site visit.

Accessories

Seller's Advantage has a large inventory of accessories, including lighting, artwork, florals, linens and other accessories that are used when furnishing a vacancy. The rental fee is contingent upon which furnishing option is selected (full, partial, vignette) and how much inventory is used. Typically, the accessory rental cost will be in the area of $50-$100 per month (two month minimum).

Staging fees for key room staging

Every home's needs are different; a site visit will determine pricing (some rooms/homes require more effort than others). The one-time staging fee includes initial site visit, furniture/accessory selection, acceptance of furniture delivery/pick-up, on-site staging services, assistant services, materials, gratuities (delivery), and destaging. For most key room staging projects, the fee is typically $250-$500. NOTE: There is a site visit fee of $50; if our staging bid is accepted, this amount will be credited toward our fee. This fee is waived for former clients/REALTORS.

Your quote will be itemized as follows: Estimated furniture rental cost (if applicable); accessory fee; one-time staging fee.

Once an option is selected, final prices will be included in both the furniture rental contract and the Seller's Advantage contract. The Seller's Advantage contract amount will not be exceeded unless there is a mutually agreed-to work order change.

Other options

Consultations and vignette staging - or a combination of the two - offer solutions for limited budgets. A short interview will determine which services are best for your vacant property or listing.
